Search landing page (same design will be applied to each of the top level categories - Residential, Rural etc.)
Main goal: To allow quick and easy entry of search parameters and deeper navigation to rest of the site.
The layout should grab the visitor with professionalism through a clean design (uncluttered), with your choice of color combination using above colours as a guide (depth of each color is up to the designer/artist).
On the current search area there are three drop downs for selecting area (Region, District and Suburb) these will be removed and instead replaced with one search textbox where the appropriate search term will be typed and an autocomplete list provided - much like the search in google, globix and homes.com. The remaining search options - Property Type, Min & Max price etc must still be displayed.
It should be clear which category is being searched and whether 'For Sale' or 'For Rent'. For example: /lifestyle - the text somewhere on the page would be 'Search all lifestyle listings:'
The current main image is for 'Showcased' listings and should be prominent on the page as our clients pay to 'Showcase' and 'Feature' a listing. The 'Showcased' area could be made smaller if required.
The area towards the bottom displays roughly 20-40 'Featured' listings. Layout of Featured listing details (Image, Title, Suburb, Beds etc) will need to be designed.
There should be a clear call to action to 'Sell your property' on the page.
Feel free to alter size of any of the layout areas.
Page 2 - Display of search results
Main goal: Display of search results, which should be neatly displayed with key information showing. One main image for each individual property listing should be shown.
Options for quick updates to search parameters (eg change number of bedrooms)
Featured listings should be clearly differentiated - our clients pay for this service. - I like the green 'promoted' label on globix.com
Breadcumb should be displayed.
For each individual property listing there should be a clear call to action to 'Add to favorites' / indicator that listing is my favorites list.
Page 3 - Display of listing detail
Main goal: Display of listing details.
Display of photos to be prominent, along with price and key details such as bathrooms and beds.

Page 4 - Register/Sell my property
Main goal: guide HOME OWNERS AND LANDLORDS (RENTALS) ONLY through a series of simple steps to gather enough information to register a new listing.
Note: Key audience is home owners wanting to sell/rent their property without using a real estate agent. This page will NOT be used by real estate agents - agent listings are imported through a back end process.
It is mandatory that this page be as simple and user friendly as possible. It should clearly display the progress made so far along each step.
Each field should have a tooltip area that can be used to display more information about that field.

Page 5: User account information
Main aim: Quick and easy access for user to have access to their account. Account details are - my favorites, my account, my listings and my account. Change password.
